The Agreement
The rental agreement is between the Guest and the Owner. The contract is deemed to have been made once the Guest has paid a deposit and the Owner has dispatched a confirmation of booking. The guest must be over 18 years of age at the time of booking.
Booking
The Guest who makes the booking is deemed to have agreed to these Terms and Conditions and will be responsible for all persons included in the booking and should ensure that they are all aware of these Terms & Conditions. The Owner reserves the right to decline any booking or refuse to hand over a key to any person who has not complied with these Terms & Conditions.
Payment
For bookings made more than 6 weeks before arrival, a non-refundable deposit (part payment) of one-third the total cost of the holiday, is required. The balance is due 6 weeks before the holiday commences. For bookings made less than 6 weeks before arrival, the total amount is payable in full on booking.
The Guest agrees to pay the balance of the payment SIX (6) weeks before the holiday is due to start. Email reminders are sent, but delivery cannot be guaranteed. Where a guest fails to pay their balance by the due date the booking may be cancelled and deposit retained.
Discounts
20% discount offered for 2 people or less staying, if this discount is taken the 2nd unused bedroom will be locked for the duration of your stay.
Cancellation policy
Once the holiday is booked the Guest has entered into a legally binding contract. If the Guest cancels, for whatever reason (including medical and weather related) then no refund of the deposit will be due, and within 6 weeks of the holiday no refund of the full balance is due.
In the event of a cancellation by you, you must notify us as soon as possible in writing (including by email). The Owner will endeavour to re-let the property once formal cancellation has been received. If we are successful, we may at our discretion allow the guest to transfer to alternative dates and/or accommodation for a £50.00 (incl. vat) administration fee plus any other expenses incurred in re-letting. The expenses incurred in re-letting will be at the discretion of the Owner.
Once a booking has been accepted by the Owner, it can only be changed to another property by treating the original booking as a cancellation. Please note that the closer your cancellation is to the start of your booking, the less likely we are to recover the cost of your booking by re-selling your accommodation.
We recommend you take out cancellation insurance that covers pre booked UK self-catering holidays due to adverse weather, ill-health, bereavement etc. as the above refund terms are non-negotiable. Your booking may not be normally moved from one date to another once made except at the discretion of the Owner. If you wish to change the booking date you will have to cancel the original booking and the normal cancellation policy will prevail regardless of any subsequent booking made.
A Guest requiring a booking to be altered once the booking has been confirmed will be charged £25.00 (incl. vat) if a revised confirmation is required.
In an event of the accommodation becoming unavailable we have the right to cancel your booking in advance. We would only cancel your holiday if your accommodation was unavailable to be let for reasons beyond our control (such as fire or flooding). We would attempt to offer you alternative accommodation – however if this was not possible (fully booked) or alternative was unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund. Closure for any reasons not to do with our accommodation and out of our control then a transfer of dates will be offered up to 12 months from original date of stay. No refunds will be payable.
Security/damage deposit
All damages made to the property must be notified to owners immediately so that any repairs can be made and replacements ordered. Any damages made to the property or its contents must be paid for up to a maximum of £250. Tor Farm will request card details 7 days prior to arrival for a security deposit of £250, this will be refunded in full up to 7 days after check out as long as no damages found. Any damages notified will be discussed and the cost value of replacement/repair will apply to a maximum of £250, any difference will be returned. Please also see fees and charges section.
Cleaning
The Guest is responsible for leaving the accommodation in good order and in a clean condition; otherwise a cleaning charge will be levied. Please note that the convention for UK Holiday cottages is that guests are expected to leave the property in a similar state to which they find it (reasonable cleaning expected). Please abide by this convention so we can continue to provide good value for guests. Please see ‘Fees and charges’ section.
Number of people using holiday accommodation
The number of persons occupying the property must not exceed the maximum number stipulated in our property descriptions. We reserve the right to refuse entry to the entire party if this condition is not observed. This must be adhered to and any requests for additional persons must be arranged and agreed to by The Owners prior to arrival. Some of the accommodation has additional capacity/space on a sofa bed or folding bed. There will be an extra charge per person for numbers above the normal sleeping capacity. This will be agreed at the time of reservation. Failure to do this may result in your reservation being cancelled. Parties must not exceed the numbers specified above unless by arrangement and the owner reserves the right to ask customers to vacate if this is abused. Please make sure that the accommodation you book meets your requirements.
Groups bookings
Large groups (more than 5 guests) allowed in Hillside lodge only. Any additional lodges will be at the discretion and agreement of the Owner.
For group bookings (more than 5 guests) wishing to book multiple properties please ring to discuss before booking.
Arrivals/Departures
Check in is between 3pm and 7pm.
Late arrivals can be accommodated please advise at booking.
For Friday to Sunday bookings check in from 3pm.
Check out Mondays and Fridays is 10am.
Check out on Sundays is 3pm.
Smoking/Candles
Our properties are non-smoking, but guests are permitted to smoke in the gardens or terraces.
No candles/tealights allowed in the properties.
Pets
Dogs are permitted in the ‘Bath & West’, ‘Somerset’, ‘Meadow view’, ‘Clover Croft’, ‘Buttercup’, ‘Bluebell’ and ‘Hillside’ lodges only. £30 per dog payable, if not paid at booking then payable on arrival please.
If more than 3 dogs in one lodge please call to discuss before booking.
All dogs must be kept on a lead at all times around the site, all excrement picked up and binned. The dog must not be left alone in the lodge and all damages to be paid for.
No dogs allowed on the beds or furniture.
Guest Responsibility
The supervision of children, babies, dogs and any adults requiring care remains the responsibility of the guest at all times.
Guests should put all furniture etc. back to where it was at the beginning of the rental period.
Guests should not leave any items at the property and, if left, the owner has the right to charge for the removal, return or disposal of those items.
Noise and/or Nuisance
We ask that there should be no loud noise be it from voices or music outside after 10pm, so as not to disturb other residents who wish to be quiet. If you are using the hot tub, be aware that noise travels in the still of the night, so please respect other guests who are here for a peaceful break away from it all! If we are called out more than once in regards to noise a £50 charge will be applicable, please see section on ‘Fees and Charges’.
Guests should not cause nuisance or annoyance to occupants of any nearby property.
If, in the opinion of the owner, any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by the owner as discharged and the owner may repossess the property immediately. The guest will remain liable for the whole cost of rental and no refund shall be due.

Damage, Loss, Theft
Guests agree to inform owners of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. The owner will ask for reasonable replacement costs for missing items up to the maximum of £250.

Pool
Our shared heated outdoor pool is open May to September (weather permitting)
Open between 9am – 7pm
Pool is unsupervised
No unaccompanied children at any time in the pool or surrounding area.
No running, no jumping, no diving.
No lone swimmers
If you are the last to leave pool please pull on pool cover and pack away any used sun lounger cushions.
Hot tub
Heated at a constant temperature for immediate use on arrival.
Hot tubs are checked and maintained daily usually between 8am – 9am.
If pregnant please consult doctor before entering the water.
Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor.
Any hot tub that needs to be shut down due to misuse will incur a £50 charge to refill, also see section ‘Fees and Charges’

Late Departures
Late Departures may be possible (not guaranteed) but must be arranged in advance with the Owner.
Any unarranged late departures will incur a £50 charge for every hour or part thereof, past check out time. Please also see ‘Fees and charges’.

A £25.00 Cleaning charge will be applied if properties are not left in a good clean condition (no dirty crockery and cutlery)
A £50 charge will be applied for unarranged late departures – every hour or part there of, past check out time. Payable before departure.
Any hot tub that needs to be shut down due to misuse will incur a £50 charge to refill.
A £50 charge will be applied if we are called out for noise disturbance more than once to the same property.
All damages must be advised to owners as soon as possible and amount agreed and paid for before departure, or from security deposit if paid.
Notified damages – a charge for cost of replacement will be charged up to a maximum of £250.
Unreported damages – If you are to leave and unreported damages are found, a charge of £250 will be applicable
